Investor Qualification

Who Qualifies as an Accredited Investor?

Many private real estate offerings are structured under securities-law exemptions that may limit who is eligible to invest. One term prospective investors will frequently encounter is accredited investor.

Under current SEC rules, an individual may qualify based on income, net worth, or certain professional credentials. The financial tests generally include individual income exceeding $200,000, or $300,000 jointly with a spouse or partner, in each of the prior 2 years, with a reasonable expectation of reaching the same income level in the current year. An individual may also qualify with a net worth exceeding $1 million, individually or jointly with a spouse or partner, excluding the value of the primary residence. Certain investment professionals holding qualifying credentials may also meet the definition.

Multi Home Consultants limits its investor pool to accredited investors. Meeting the accredited-investor definition, however, does not mean that a particular investment is appropriate for you, and it does not eliminate the need to understand the investment, its structure, its risks, and its liquidity limitations.

Eligibility requirements may also depend on how a particular offering is structured. The applicable requirements will be explained in connection with each investment opportunity.

Accredited-investor standards and offering requirements are subject to applicable securities laws and may change. Prospective investors should review the eligibility requirements and offering documents for each individual investment.

Most of our multifamily syndication offerings are available only to accredited investors as defined by SEC regulations. You qualify as an accredited investor if you have earned at least two hundred thousand dollars in annual income for the past two years or three hundred thousand dollars jointly with your spouse.

You also qualify if your net worth exceeds one million dollars excluding the value of your primary residence. These requirements exist to ensure investors have sufficient financial sophistication and capacity to evaluate and bear the risks of private real estate investments.
